1. Purpose

This Invitation to Tender is being issued by the Health Organization for Variety Research Building is a laboratory and research facility built in 1986. It has one underground level for animal research and two above-ground levels for research labs. Most of the equipment in the mechanical room is original to the building and therefore almost 40 years old. The energy upgrade project will focus on replacing all end-of-life components (including pumps, coils, valves, dampers, fans, and the DDC system).

The scope involves AHU-3 upgrades including new coils, dampers, implosion doors, pump*, valves, and controls. It also includes replacement of the hot water and glycol loop circulation pumps with separate prices for replacing associated piping. Last, it includes replacement of the Vivarium lab reheat coils, valves, and controls for which infection control protocols will need be observed. (* Note pumps have been pre-ordered. Scope only includes installation of pumps, not supply.)

Note the code requires a smoke detector in any AHU serving multiple floors or multiple fire compartments. Therefore, we have specified this for SF-3. The smoke detector needs to be connected to the building fire alarm system which will require a building permit. The electrical engineering consultant will provide BP drawings, while the electrical contractor is expected to pull the permit. The GC/MC shall manage this process.
